Synchronisation is not a technical detail: it is what avoids the worst call a manager can make, the one where a guest already on their way has to be moved. Prices and availability update together, and minimum-stay rules stay consistent across the two platforms.

In practice it means a property in the centre can carry different prices on the Tuesday and the Saturday of the same week, and that in November you do not hold July’s rate and hope somebody books. A rate left unchanged all year loses twice: it leaves margin on the table in high season and keeps the property empty for the rest of the year.
There is also a decision that has to be made in Olbia and does not arise elsewhere: how far to push mid-term lets in the winter months. Four characteristics that make this market different from Costa Smeralda, Porto Rotondo and Golfo Aranci.
It is the only area we work in that does not switch off in September. Olbia Costa Smeralda airport and the Isola Bianca port keep things moving all year: work, business trips, traffic heading for the islands and the coast. Average rates are lower than on the seafront, but the curve is far steadier and more predictable.
In the city you work in two or three nights, not in weeks. That multiplies the number of check-ins, cleans and guest conversations for the same months booked: it is the main reason why doing it yourself wears you out sooner in Olbia than elsewhere.
Ferries and flights concentrate arrivals into the evening and the small hours. A guest landing at one in the morning does not wait: either access works, or the review says so. That is why self-check-in here has to be designed, not improvised.
In the centre what counts is the walk to corso Umberto and the bar and restaurant area; outside the centre what counts is the parking space. They are two different listings, for two different audiences, and they should be written accordingly rather than with the same formula for both.

In Olbia, though, there is one factor that does not exist on the coast and that changes the arithmetic: turnover. With stays of two or three nights, the same month can mean ten turnarounds instead of four. When you compare two quotes, ask how short stays are handled and whether check-in or cleaning are charged separately: that is where two apparently similar offers become very different.
