Rates are not fixed: they update according to season, day of the week, events, occupancy in the area and how far ahead the booking is made. In Olbia this counts for more than on the coast, because demand is not only a summer affair: it changes between weekdays and weekends, and reacts to flights, ferries and events in town.

In practice it means a property in the centre can carry different prices on the Tuesday and the Saturday of the same week, and that in November you do not hold July’s rate and hope somebody books. A rate left unchanged all year loses twice: it leaves margin on the table in high season and keeps the property empty for the rest of the year.

There is also a decision that has to be made in Olbia and does not arise elsewhere: how far to push mid-term lets in the winter months. Why Olbia is not managed like the coast

Four characteristics that make this market different from Costa Smeralda, Porto Rotondo and Golfo Aranci.

Demand across twelve months

It is the only area we work in that does not switch off in September. Olbia Costa Smeralda airport and the Isola Bianca port keep things moving all year: work, business trips, traffic heading for the islands and the coast. Average rates are lower than on the seafront, but the curve is far steadier and more predictable.

Short stays, high turnover

In the city you work in two or three nights, not in weeks. That multiplies the number of check-ins, cleans and guest conversations for the same months booked: it is the main reason why doing it yourself wears you out sooner in Olbia than elsewhere.

Arrivals at any hour

Ferries and flights concentrate arrivals into the evening and the small hours. A guest landing at one in the morning does not wait: either access works, or the review says so. That is why self-check-in here has to be designed, not improvised.

Location and parking

In the centre what counts is the walk to corso Umberto and the bar and restaurant area; outside the centre what counts is the parking space. They are two different listings, for two different audiences, and they should be written accordingly rather than with the same formula for both.

Yes. Pittulongu is a coastal hamlet of the Comune di Olbia, a few kilometres north of the city, and we manage properties there regularly. Administratively it follows Olbia — same tourist tax, same municipal references — but as a market it behaves differently: it is a seaside area, with a shorter and more concentrated season than the centre.

The concrete differences from Olbia city, which change how a property is managed here:

  • The season. In the centre demand is spread across the whole year; in Pittulongu it concentrates in the summer months, with thinner shoulder seasons. The calendar is built differently, and the winter mid-term demand that works in the city has far less of a market here.
  • Length of stay. Two or three nights in the city; here longer stays prevail, often families, with less frequent but more demanding turnarounds.
  • The car. In Pittulongu guests almost always have a car, and parking is a real issue in the peak months. In the centre, by contrast, many guests arrive on foot from the port or by taxi from the airport.
  • What the guest is looking for. In the city it is the distance from the centre and from amenities. Here it is the distance from the beach, and it has to be stated in a way that can be checked: it is the first cause of a disappointed review when a listing exaggerates.

It is the choice of someone who wants the sea while staying a quarter of an hour from the city, the port and the airport: a real advantage, and one the listing should state rather than take for granted.

What a property manager in Olbia costs

In both cases the commission applies only to completed bookings: no fixed costs, no monthly fee. On the market, commissions generally run from 15% to 30% of revenue.
